We’re thrilled to share that Simplicity Living has been granted resource consent for its latest Build-to-Rent development - 93 long-term rental homes in the heart of Northcote, Auckland.
Construction is set to begin in November 2025, with completion expected by the third quarter of 2027. At its peak, the project will support more than 400 workers, including contractors and suppliers - creating meaningful employment and helping address the urgent need for quality, affordable housing.
This will be Simplicity Living’s seventh project, with 210 homes already built and rented, 889 currently in build, and an additional 93 now in planning.
This is Simplicity Living's first development on the North Shore. And the timing couldn’t be better. Northcote is a neighbourhood in transformation. With a restored awa (stream), improved schools, and upgraded infrastructure - including parks, playgrounds, safer streets, and more resilient stormwater and wastewater systems - Northcote is becoming an even better place to call home. A new town centre is also underway, designed to offer more welcoming public spaces and essential services for the growing community.
Simplicity Living homes are built to last - with a 150+ year design life, high thermal, acoustic and fire safety standards, and features like solar panels, EV chargers, rainwater harvesting and extensive landscaping. Residents will also enjoy shared work-from-home lounges and spaces designed for modern living.
Every apartment rented also supports native tree planting through charity partner, Trees That Count. Once fully occupied, this development will fund the planting of 4,836 native trees each year - helping regenerate nature throughout New Zealand.
“This is our first project on the North Shore,” said Simplicity Living Managing Director Shane Brealey. “It’s in a great location - close to a supermarket, shops, schools, public transport and parks. And funding via Simplicity’s KiwiSaver and Investment funds helps make it happen.”
By the end of 2025, Simplicity Living expects to have 982 homes under construction across multiple sites, supporting around 2,000 workers on and off-site.
“This is the kind of thing KiwiSaver should be investing in,” says Simplicity Managing Director Sam Stubbs. “It’s a long-term, stable investment for our members that also helps deliver warm, dry homes for Kiwi families.”
